Non-destructive Diagnostic Testing is used to detect moisture issues, such as water ingress, stucco and window leaks, excessive frost and condensation, air leakage, and energy efficiency.
Based on thousands of tests such as ASTM (American Society for Testing and Materials) and proprietary methods, we include methods such as infrared thermography, pressure differentials, blower door airtightness, HVAC static, and mechanical balancing, measurements for humidity and temperature, and data logging.

Our team of Building Envelope Technicians are well equipped with building science knowledge and years of conducting site reviews and diagnostic testing, our engagement in a project is an assurance to the integrity of the built product.

Pre-Construction Plan Review

Once the construction drawings have been created for your project, partner with Qualistat Building Envelope Technicians to review the drawings and highlight risks with the proposed building that early on in the build process so the design can be tweaked before trades are on site and work is having to be removed. This service will also help to identify inconsistencies in the drawings package.

Airtightness & Blower Door Testing

Identifying air leakages are a key way to improving the comfort of a residential project. In Alberta, air leakages also lead to moisture issues given the cold climate conditions over the winter season. Even small leakages can cause moisture problems with the building envelope over the course of one or multiple years. Our pre-drywall blower door testing is geared specifically towards identifying air leakages that could impact occupant comfort or lead to moisture issues in the future. Our tests are completed during construction to maximize the ability to identify the air leakage areas. This timing also allows the build team the ability to, cost effectively, address the air leakage and seal it properly before finishes are installed.

Quantifying air leakages around and through a building envelope is also an important part in improving energy efficiency of the home. Our testing helps to calculate the total ACH (Air Changes per Hour) and the NLR (Naturalized Leakage Rate) for code compliance models. Our team is able to complete blower door testing that is compliant to a variety of standards including but not limited to:

  • CGSB
  • EnerGuide (Modified CGSB)
  • EN 13829 (Passive House International)
Infrared Thermography & Leak Detection

When combined with a blower door system, a thermal camera is a useful tool in identifying specific air leakage areas. Thermal imaging can help assist in determining the location of air leakages and the potential cause of moisture problems that arise from those air leakages. The best effectiveness of thermal imaging is when a significant temperature difference exists between the interior and exterior climates and a pressure can be created to induce the flow of air through the building envelope.

When dealing with climate conditions that do not have a significant temperature difference, other methods of leakage detection may be used. A theatrical smoke machine can be deployed to help identify air leakages between attached dwellings and manual air movement indicators can also be used in the right circumstances.

Forensic Investigation & Troubleshooting

When parts of a building are wet, and they shouldn’t be, that’s an indication to give Qualistat a call. Our diagnostic services aim to diagnose the issues that are at play in this particular situation which are leading to the water accumulations. Whether that water is appearing during or after rain storms or melt events, Qualistat will provide unbiased testing

services to help identify what is not working in your project. We have done thousands of non-destructive investigations all across Alberta investigating air leakages, attic rain situations and water ingress testing. Our reports are streamlined to focus on the aspect of the envelope that is causing the issue. As consultants, we aim only to identify the issues that are present in the project, we do not offer installation services. This gives our clients the assurance that we are working for them and we do not have ulterior motives for recommending one service or product over any other. In some situations, we are asked to come alongside the client to make sure the repairs are completed properly.

Matterport Pre-Drywall 3D Capture
Matterport imaging of built products is a useful tool for keeping record of an interior space in the event future investigation or renovations are required. Matterport imaging creates a 3D image of the home that can be examined well after construction and it is constructed in such a way that accurate measurements can be taken from the image. When the imaging is completed at a pre-drywall stage of construction, the record will show the continuity of insulation and will give the viewer the ability to observe the placement and sizing of infrastructure inside the walls and ceiling such as electrical wires, plumbing pipes and duct runs.
